Køge Kyst Competition

Køge Kyst, the urban development company, wishes to run an idea competition for the development of a new urban area in Køge, based on the company’s areas in and around Køge Havn (Harbour), and the relationship of these areas to their neighbouring areas.

Køge Kyst is a partnership involving the Municipality of Køge and Realdania Arealudvikling.

The idea competition is to be held as a 2-phase parallel competition, i.e. a combination of a competition and a parallel assignment. The objective of the parallel competition is to lay the foundations for a consolidated development plan for the new part of Køge, which comprises three sub-areas: the Station Area, the Collstrop Site and Søndre Havn. The total area in question covers almost 24 hectares.

Køge’s position in Denmark will be reinforced appreciably in the immediate future with the implementation of a new railway connection between Copenhagen and Ringsted via Køge, and through the establishment of the Femern bridge connection.

Køge Kyst wishes to make use of these opportunities through a high-profile strategic project involving the town opening up towards the water and linking the new part of town to the historical town centre. At the same time, the town will utilise its infrastructural position to play a key regional role in the fields of residential expansion, retail trade, culture and commerce.

Over the coming 20 years, it is expected that more than 300,000 m2 of newly constructed floor space will be established in the three sub-areas, divided between residences, commercial premises and cultural facilities. It is expected that the residential area alone will be expanded by 150,000 m2 of floor space, the retail area by 20,000 m2, and the commercial premises area by 100,000 m2 - corresponding to approx. 4,000 workplaces.

Køge Kyst is therefore inviting inter-disciplinary teams with the necessary competences to participate in the development of the town of Køge, based around the company’s areas on the Køge Havn (Harbour) site. The invitation applies to Danish, foreign and mixed teams.

Køge Kyst has a vision for the urban development project - consisting of six “vision points” - and this vision is to be the consistent theme for both the urban development project and the parallel competition.

The interdisciplinary teams are to demonstrate their competences with regard to the following six vision points: 

  * Development of cultural and leisure facilities/activities
  * Development of concepts for and the localisation of premises for retail trade and other commerce
  * Preparation of plans for traffic and infrastructure, and models for parking
  * Urban development, urban renewal and urban lifestyle
  * Collaboration and dialogue with stakeholders and citizens
  * Sustainability - from the perspectives of the environment, health/social welfare, and finance.

The participating teams are also expected to have in-depth insight into the financial aspects of major urban development projects.

Køge Kyst expects to pre-qualify 5-7 teams. This number is then likely to be reduced to three teams following an introductory competition round. The three teams selected will then continue with the second phase of the parallel competition. For their work, the teams will receive a fee of EUR 20,000 each for Phase 1, and EUR 80,000 each for Phase 2. In addition, a sum of up to EUR 100,000 will be available to the adjudication committee to reward entire approaches and/or individual elements.
